I am writing to thank you and your team for the exceptional result that we have achieved in the marketing of Station Field, Great Bentley.

Despite being an experienced businessman and farmer, with a strong team around me, being well versed in construction, law, planning and land agency matters I know that we would not have been able to achieve the financial package achieved without your help and guidance.

We, fortunately, appreciated at an early stage of the planning application that it was important to engage with Pendimo and as a result of your good counsel we were able to avoid the many pitfalls that beset the uninitiated landowner seeking planning permission. From the start of this 2+ year process, we have enjoyed your advice and this finally resulted in a spectacular sale result well exceeding our aspirations. The self-funded, “go it alone”, nature of our application has been rewarded with a premium result and this was largely due to your experience and advice.

Negotiations with developers are famous for their complexity, (as well as their brutality), and through your excellent counsel and sector knowledge you were able to select a future “partner” for us to work with that suited our best interests. While you were clear to guide us that the sale of land for housing may not be purely about the price achieved, I know you pitched the industry widely.

I do believe that we have won the best result for all the above reasons; I’m not only happy with the price and the sale package, but also with the quality of the developer’s product and the professional and courteous executives of the purchaser’s senior employees.

I am satisfied that our greater community will benefit from the introduction of 150 high-quality new houses in the village from this builder, and this too is important for me.

You will know that we have recommended your services to other farmers locally with development land to sell, and I have every expectation of working with you on other projects in the future.

I am particularly pleased with the avoidance of “conflicts of interests” that comes with your package, (which I now know is so common with most estate agents), and the exclusive & specific focus that our arrangements dictated.

Bizarrely, for a small business, and despite all of the heavyweight service required & provided, Pendimo outperformed the sector in terms of cost-effectiveness as well by achieving some £3m more than expected! So, well done.

We owned  land in Blackfordby, Leicestershire where we secured planning permission for 81 houses.

I own some land to the east of Colchester for which I obtained planning permission to provide 60 houses thereon.

I then set about the process of finding someone to promote the land and find me a purchaser. I tried two local and prominent estate agents and was unimpressed with the services they had to offer. I was then advised to contact Pendimo and speak to Matt Oliver.
