Pendimo identified the site as having strong development potential. The local authority was unable to demonstrate a robust 5 year housing land supply. We contacted the landowner who had not been to the site in 30 years and agreed a planning strategy that would ensure the site had the best chance of securing planning permission. We achieved outline planning consent for 6 residential dwellings with no affordable housing requirements within 5 months. Pendimo then openly marketed the site and secured offers substantially higher than market value. The site will complete within the next few weeks thus ensuring the landowner has received an uplift in value of 60 times the previous land value.
